The roofing system at the apartment building on Wakefield Street had been an issue for years. The Butynol membrane was leaking at the laps and penetrations, causing a multitude of problems. This black Butynol material absorbed heat from the sun, creating high surface temperatures and resulting in the membrane perishing from the intense UV sunlight. This deterioration led to black footprints being trodden throughout the building whenever the roof needed servicing. One of the significant challenges was the height and location of the building making scaffolding, cranage, and traffic management not viable cost-wise. Traditional methods were not feasible and a new approach was necessary.
The Solution
Orkney Roofing offered the solution of Equus Chevaline Dexx, a reinforced multi-layer liquid membrane. This solution was perfect for the situation, providing the durability and flexibility needed for such a challenging environment.
The Process

Setup: We set up temporary access to ensure safety and efficiency during the installation.

Primer Application: The process began with applying a primer to prepare the surface.

First Bodycoat: The first bodycoat, including fibre, was applied to create a reinforced layer.

Second Bodycoat: After allowing time for the first coat to cure, a second bodycoat was applied, ensuring complete coverage and additional strength.

Topcoat: Finally, the topcoat was applied. One of the significant benefits of the Equus Chevaline Dexx system is that the topcoat can be tinted to any colour the client prefers.
The Results
The result was a fully trafficable, watertight membrane system with a 15-year warranty from Equus. This extremely economical option saved the building body corporate significant financial outlay and was completed with minimal disruption to the tenants. The new membrane resolved the leakage issues and also provided a durable, UV-resistant surface that will stand the test of time.
