Here are answers to the most frequently asked questions the Orkney Group team get asked (by category).
You will only need to deal with Miro homes. We manage all other consultants and Council to ensure the process of subdividing, and the subsequent new build, is stress free for our clients. Once you have made your selections on the new build and signed off on the scheme plan for the subdivision, we will manage all the other aspects.
Yes, the cost is fixed for your build once the drawings/ground testing have been signed off. The only exception to this is piling, where required. In some areas the piling can go to different depths for the expected depth based on the soil testing. This can be due to a number of reasons but even in this case, any additional depth is clearly priced per L/M.
Absolutely! Whether they are fully developed plans or just a sketch of what you have in mind, our team can take the drawings to submission standard and give a great value price to build the house exactly as you want it.
All our designs are turnkey, which means they come with floor coverings and fittings - ready to move into!
Yes you can, although our designs have been priced to be as cost-effective as possible.
This can change from site to site and will depend on what your specific home needs. During the estimating stage, our Miro Homes team can give you a clear list of any additional costs.
Yes, we supply a 10-year Master Build Guarantee.
Give us a call on 0800 368 470 and we'll be able to tell you whether the house you like will be suitable for your section. Once this is established, a building cost estimate will be provided. From there a plan deposit is required and a set of preliminary plan drawings will be completed showing you how the house sits on your section and a more accurate costing will be provided. Once you are happy with all this, a building contract will be entered into and a building consent application will be submitted with your local Council.
